I have 1 billion pounds to build a luxury hotel
...I wish
But it got me thinking if I had a huge some of money and had the opportunity to specify exactly what my luxury hotel should and should not be and do to become the ultimate luxury hotel
Here are some of my initial thoughts for my imaginary 250 room Capital City hotel, please feel free to add or detract to my ideas
The Building
A purpose new built building with no more than 12 rooms a floor
At least 15% of the rooms being suites with a 8 of those being themed rooms All rooms to have a some form of balcony
No executive floor - if you can afford the tariff you have access to all the hotels bars and lounges
A few flagpoles with appropriate flags
An elevated driveway in
4 lifts
All function rooms use a separate entrance to the hotel
Distinctive fleet of limos - Jags or 7 series BMWs (Not a Merc)
The lobby
A nice black and white chequered marble floor
Asian artifacts
Original artwork
No Frequent Traveller express check in line - all guests checked-in in room
No luggage trolleys ever seen in Lobby
A lounge separate from the lobby but seating withing the lobby for people who want to watch the world go by
A guests only lounge somewhere in the hotel
A small shopping arcade away from the main lobby
Doormen outside the building - I don't want to have to try and find you when I arrive
The rooms
No duff rooms - with a view of the back alley
All non-suite rooms built to a consistent floor plan
A minimum 45 sq metres for a standard room
Recognised name -designer toiletries
Floor to ceiling windows
Toilet in its own room within the bathroom
Separate Shower and bath
Rainfall shower
2 types of dressing gown
Minibars with big bottles!
Propper coathangers
HD TV - DVD + stereo system
Library of DVDs and CDs (up to date)
Freebies such as Minreal water, chocolates, fruit
Swimming Pool
Must have a view
Wooden beds
warm Luxurious changing rooms that don't smell of damp towels and sweat
Well trained and polite pool staff
Restaurants
at least 2 - one of which must have a menu that is very difficult to understand
24 hour room service with chefs who will cook anything. The other should not have a buffet, other than at maybe breakfast
Staff
Staff ratio of at least 1 per 2 guests mostly poached from hotels

45 square meters is the bare minimum for a king standard room these days. If a queen-queen room, you'll need at least 50 square meters. 55 square meters would be a true ultimate luxury standard.
Guest to employee ratios in true luxury properties are also closer to 1 to 1.

You have missed one Major item, and I just encountered the problem at a New Purpose built hotel.
Ensure there is an easy access electric socket for in-room Irons.

4 hour express laundry, 1 hour pressing, 24 hours a day, 7 days a week with no surcharge for express service.
24 hour "Clefs D'Or" Concierge, Business Centre, fitness centre, and Valet services
No Nickel and Diming (like the Dorchester Collection hotels)
Free Wired and Wireless Internet access, free digital movies and music in room
Customised personal bars in room/suite
Fleet of Courtesy limos to chauffeur guests within reasonable distances, Bentley Flying Spur and Lexus (Lexus is good enough for the Peninsula Beverly Hills)

But then you could say an Aston Martin is a fancy taurus if you wanted to go to extremes, or a Porsche Cayenne is a fancy VW and so on
